Chula Vista’s housing market is experiencing notable shifts, with recent data indicating a slight decrease in home values. As of April 2026, the average home value stands at $849,245, reflecting a 1.4% decline over the past year. Homes are typically going pending in approximately 16 days, suggesting a competitive market despite the price dip.
Rental Market Trends
For renters, the average rent in Chula Vista is $2,992 as of April 2026, showing a slight decrease of 0.3% year-over-year. This positions Chula Vista’s rental rates above the national average of $1,930, highlighting the area’s desirability and demand.
Affordable Housing Initiatives
In response to housing affordability challenges, several developments are underway:
Congregational Place
Located at the entrance to Chula Vista’s historic downtown, Congregational Place is set to offer 55 one-bedroom affordable apartments for low-income seniors, along with an on-site health care clinic to support aging in place. The development is a collaboration between Retirement Housing Foundation, Community Congregational Development Corporation, San Ysidro Health, and the City of Chula Vista.
Palomar Point
Palomar Point is a permanent supportive housing project repurposing a former motel into 27 studio apartments for individuals experiencing homelessness. Developed by Wakeland Housing and Development, the project broke ground in January 2026 and aims to provide much-needed housing solutions in the area.
Paseo Del Rey Apartments
Proposed within the cliffs of central Chula Vista’s Telegraph Canyon, the Paseo Del Rey Apartments plan to offer a four-story, 96-unit complex, with 48 units designated for those experiencing homelessness. This project originated in March 2024 when the City of Chula Vista issued a request for proposals for a permanent supportive housing project.
Bayfront Development
Beyond residential projects, Chula Vista is witnessing significant commercial development. The Chula Vista Bayfront project, encompassing 535 acres, is underway. A key component is the Gaylord Pacific Resort and Convention Center, featuring 1,600 rooms, multiple restaurants, and extensive convention facilities. This development is expected to bolster the local economy and attract further investment.
As Chula Vista continues to evolve, these developments reflect a concerted effort to address housing needs and stimulate economic growth, ensuring the city remains a vibrant and inclusive community.
